Welcome to Mogul Park, Inc. Housing Cooperative
Where we are:
Mogul Park is a 35-family coop on 16+ wooded acres in Northern Westchester County, NY. Formed in 1968 from a former summer bungalow colony, we are in the Town of Yorktown, located between Mohegan Lake and Sylvan Glen Nature Preserve. Our homes are on Amazon Road, Mogul Drive and Grant Avenue (see map and directions on Contact Us page). Most residents' children attend Lakeland District schools -- Lincoln Titus Elementary, Lakeland Copper Beech Middle and Lakeland Senior High School (except 3 units that are located in the Yorktown School District). There is also a K-12 catholic school named St. Elizabeth Ann Seton in nearby Shrub Oak. Ample shopping is available in all directions, including Cortlandt Town Center, Shrub Oak shopping district, and the Jefferson Valley Mall in addition to downtown Yorktown Heights. We are mid-way between the Taconic State Parkway and Route 9, and only 4 miles from the Metro North Railroad station at Peekskill (75 minutes from Midtown Manhattan).
What we are:
Unlike urban coops, Mogul Park resembles a suburban subdivision with each unit a separate building (with three duplex units) surrounded by a yard which the occupant tends. Legally, we are just like any other coop, as the coop owns both the land and all the buildings. Coop members receive shares in the corporation as well as a proprietary lease for their own unit. We are managed by an unpaid Board of Directors elected by and from the owners, and have no sponsor involvement. Unlike many coops, Mogul Park has paid its underlying mortgage in full, so members' maintenance pays only for property taxes, insurance, pool operating costs, maintenance of the common grounds and administrative expenses. This helps to keep our budget affordable for all of our residents. All residents are encouraged to take part in the operation of the co-op, through our democratic shareholder meetings as well as volunteering for specific projects as needed.
Who we are:
Mogul Park residents are a mix of nationalities, races, and ages, with young families, singles and retirees. We limit subletting so that residents have a personal investment in the coop, and lenders are willing to finance shareholder purchases.
Our Buildings & Amenities:
Over 4+ decades, most homes have been converted from summer bungalows to full-season homes, and enlarged both vertically and horizontally. Today, no two units have the same floor plans or features, as each home is unique. Our recreation facilities include an in-ground swimming pool operated with lifeguards during the Summer, a basketball/tennis court that is fenced in for various children's games, and a handball court. Below is a current survey showing each of the residential units in Mogul Park as of Fall 2017 (the lower portion of the lot containing the in-ground swimming pool is not depicted).
